Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
No, we understand as a tenant you want to make sure that all of your options have been explored, but our goal is to get the property rented out to the first qualified applicant. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Yes and no. At Pelican Property Management Services we only collect last month's rent in an effort to allow people with less than perfect previous financial circumstances to qualify for a property. -
How old do you have to be to apply?
18 or older. -
Is the deposit refundable?
Yes, our goal at Pelican Property Management Services is to not keep the deposit. Prior to move-out an inspection will be conducted in order to make you aware of any potential items that may cause a claim on the security deposit. The goal is that the tenant addresses any issues and your deposit gets refunded. -
Who needs a cosigner?
At Pelican Property Management Services we understand that things happen. In the event that you are unable to qualify on your own, we will accept a cosigner. Keep in mind that the cosigner is financially responsible for the property in the event you do not pay. -
You have a property I want to rent. How do I apply?
We recommend before you apply for any property that you view the property first to make sure you like it and do not have any objections. Unless otherwise documented, how you see the property is how you get the property. Once you are happy with a property we will direct you to our online website where you will be able to apply. -
How do I pay rent?
Congratulations! You are a tenant in one of the properties we manage. You should have been sent an invitation to our online portal where rent payments, maintenance requests, and important information can be found. -
My lease expiration is coming and I want to move out. What should I do?
90 Days before your lease expires we will be reaching out to you. At that time we will give you 30 days to make a decision on whether or not you would like to renew your lease or move out at the end of your lease
